Bellingham Crawl Space Moisture
A damp crawl space does not stay in the crawl space. Humid air, musty odors, and ground moisture rise up through the floor into the living spaces above, driving up humidity, chilling the floors, and feeding mold growth and wood rot below. Foundation Restoration controls crawl space moisture across Bellingham and Whatcom County with encapsulation, vapor barriers, and dehumidification that keep the space dry and the air upstairs healthier.
No pressure. No upselling. Just honest assessments and the right solution for your crawl space.

What Causes Crawl Space Moisture?
Most crawl space moisture comes from two sources: water vapor rising out of the damp soil below, and humid outside air drawn in through open foundation vents. In Western Washington's wet winters and long rainy season, a vented crawl space pulls in moist air that condenses on cool floor joists, rim joists, and foundation walls. Add high water tables and heavy rains, and the space stays damp for months.
That damp, dark crawl space becomes a problem for the whole home. It is where high humidity, mold spores, carpenter ants, and wood rot get started, and it is why the floors above feel cold and the indoor air quality drops. Controlling the moisture at the source is the right solution, not just treating the symptoms.
Signs of a crawl space moisture problem:
Musty odors rising into the living spaces
High humidity, condensation, or visible moisture under the house
Cold floors and higher heating bills from heat loss
Mold growth or wood rot on floor joists and framing
An old vapor barrier that is torn, thin, or missing

How We Control Crawl Space Moisture
Every crawl space is different, so we match the moisture control solutions to the condition of the space and where the water is coming from.
Crawl Space Encapsulation
Full encapsulation lines the floor and foundation walls with a thick liner, sealing the crawl space off from the damp soil and creating a clean, controlled environment under the home. It is the most complete way to stop ground moisture for good.
Dehumidification
A dedicated crawl space dehumidifier holds the space at a healthy relative humidity year round, so moist air never gets the chance to condense and feed mold.
Vapor Barrier Installation
Where full encapsulation is not needed, a new vapor barrier over the soil blocks water vapor from rising into the space. We remove the old vapor barrier, seal the seams with waterproof tape, and run the liner up the foundation walls for an airtight seal.
Ventilation and Air Sealing
We seal gaps and old foundation vents that let humid outside air in, then set up proper crawlspace ventilation for the space so it stays dry in every season.
Drainage
When water is pooling, not just humidity, we add a perimeter drainage system and a sump pump to move it out, so encapsulation has a dry base to work from.
Why It Matters
Crawl space moisture is not just a comfort issue. Left unchecked, it leads to moisture damage, wood rot in the floor framing, and even structural problems at the footing of the wooden posts. Controlling it protects the home's foundation and framing, improves energy efficiency by cutting heat loss through cold floors, raises indoor air quality, and helps hold home value. Proper moisture control is one of the most cost-effective steps a Bellingham homeowner can take.
Serving Bellingham and Whatcom County
From older homes on South Hill to houses in the coastal areas around the county, we know how Western Washington's wet winters and high water tables work on a crawl space. As a local crawl space contractor, we size the moisture control to the home and the conditions it faces, so the fix lasts.
WHAT TO EXPECT
When you contact us, you’ll likely speak with Janeah or Kelsey. They’ll ask a few questions, gather basic information, and schedule a site visit. If you have a prior report or estimate, they will review it so our team arrives prepared.
During the visit, you’ll meet with Eric or David. They’re experienced builders, not commissioned sales staff. They’ll evaluate the issue and surrounding conditions and explain what they see in plain language.
Afterward, you’ll receive a written proposal with recommended solutions and costs. If there’s more than one option, we’ll walk you through it so you can decide without pressure.
We’re owner-led, and your estimator stays involved through completion so the work is carried out as discussed. Our crews keep a clean job site.

LOCAL EXPERIENCE YOU CAN SEE
Since 2009, we have evaluated and repaired thousands of homes throughout Whatcom, Skagit, Island, San Juan, and Snohomish counties. From older foundations on South Hill to hillside properties in Sudden Valley and historic homes in the Lettered Streets, we understand how Western Washington rainfall and changing soil conditions affect structures over time.
We have worked on homes built on rocky bluffs in the islands, on expansive soils in the Skagit Valley, and on mixed fill common in parts of Bellingham. Each site presents different conditions, and each requires a careful, site-specific approach.
Many of our projects are in neighborhoods you likely know. We are often referred by homeowners, real estate professionals, inspectors, and local contractors who have seen our work firsthand.
My wife and I thought they were excellent from start to finish. Knowledgeable, competent, accommodating, quick to respond, and always able to answer questions. And just genuinely nice people. Honestly, Foundation Restoration is one of the best companies I’ve worked with…highly recommend going with them.”

FAQs
What is the difference between crawl space encapsulation and a vapor barrier?
A vapor barrier is a liner over the soil that blocks ground moisture from rising into the space. Full encapsulation goes further, sealing the floor and the foundation walls and often adding a dehumidifier, so the whole crawl space becomes a dry, controlled environment. We recommend the one that fits the condition of your space and your budget.
1
Will controlling crawl space moisture help the air upstairs?
2
Yes. A large share of the air in your living spaces comes up from the crawl space, so musty, humid, moldy air below means poorer indoor air quality above. Drying out the crawl space is one of the most direct ways to improve the air in the whole home.
Do I need to fix the drainage too?
3
If water is actually pooling under the house, yes. A vapor barrier handles ground moisture, but standing water needs a perimeter drainage system and a sump pump first, so the encapsulation has a dry base. We assess both and tell you what the space actually needs.
My crawl space already has a vapor barrier. Why is it still damp?
4
Old vapor barriers are often too thin, torn, or poorly sealed, so moist air and ground moisture get around them. We check the existing barrier, and if it is failing we remove it and install a new one sealed the right way, or move up to full encapsulation if the space calls for it.
