Bellingham Seismic Retrofitting

Western Washington sits on the Cascadia Subduction Zone, and the question is not if a major earthquake comes but when. Older homes built before modern seismic building codes are the most at risk, because they were never tied down to resist the forces of ground shaking. Foundation Restoration provides seismic retrofitting across Bellingham and Whatcom County, strengthening the connection between a house and its foundation so it can ride out an earthquake instead of sliding off.

No pressure. No upselling. Just honest assessments and seismic upgrades that make your home more resilient.

What Is Seismic Retrofitting?

Anchor bolts set in a concrete foundation footing for seismic retrofitting

Seismic retrofitting is the work of bringing an existing structure up to current seismic resilience so it can withstand the shaking of an earthquake. In most older homes, the house simply rests on its foundation without being firmly fastened to it. When the ground shakes, that weak connection is where the damage happens: the house can shift off its foundation plates, the cripple walls can collapse, and the first floor can come down.

Earthquake retrofitting closes those gaps. We reinforce the path that carries seismic forces from the roof down through the walls and into the foundation, so the whole structure moves as one. The goal is simple: protect the safety of the occupants and cut the risk of structural collapse and significant damage when a seismic event hits.

Homes most at risk in an earthquake:

  • Older homes built before modern seismic building codes

  • Houses on cripple walls or raised foundations that are not braced

  • Homes not bolted to their foundation

  • Unreinforced masonry foundations, chimneys, or walls

When Seismic Retrofitting Is the Right Step

Not every home needs the same scope, so we assess the structure first and recommend only what actually reduces the risk of damage.

Seismic retrofitting is commonly recommended when:

  • A single-family home was built before current seismic codes

  • The house is not bolted to its foundation

  • Cripple walls under the first floor are unbraced

  • There is unreinforced masonry in the foundation or chimney

  • A property owner wants to protect family members and reduce potential losses before the next large earthquake

We evaluate the existing structure, explain what we see in plain language, and lay out the options so you can decide without pressure.

How We Strengthen a Home Against Earthquakes

Seismic retrofitting through reinforcing an exterior structural wall

Every house is different, so we match the retrofit to how it was built and where it is vulnerable.

Foundation Bolting

We anchor the home's framing to its concrete foundation with foundation plates and bolts, so the house cannot slide off when the ground shakes. This is the single most important step in most retrofits.

Hold-Downs and Connectors

We tie the structural elements together with engineered connectors so the load path stays continuous from the frame to the foundation. We are a certified installer for Simpson Strong-Tie, the connectors specified on most retrofits.

Cripple-Wall Bracing

The short cripple walls between the foundation and the first floor are a common failure point. We brace them with structural sheathing and shear walls so they can carry seismic forces instead of buckling.

Unreinforced Masonry

Where there is unreinforced masonry in a foundation or chimney, we reinforce or rebuild it so it is not a hazard during ground shaking.

Plans and Permits

Most residential retrofits follow prescriptive plan sets, standardized engineered drawings based on FEMA guidance that cover common house types. When a home does not fit a prescriptive set, we work with a structural engineer on a custom design.

Either way, we handle the plan set and the permit application process so the retrofit is done to code and documented. For anything beyond a standard voluntary seismic retrofit, we coordinate with engineers and general contractors as the project requires.

Why It Matters Here

The Pacific Northwest faces real seismic activity, and a Cascadia earthquake would send strong ground shaking across Whatcom County and the Bellingham Bay area. Soft soils and older housing stock only raise the risk. A voluntary retrofit now is a practical, affordable step that protects the structural integrity of your home, and the people in it, before a damaging earthquake arrives.

WHAT TO EXPECT

When you contact us, you’ll likely speak with Janeah or Kelsey. They’ll ask a few questions, gather basic information, and schedule a site visit. If you have a prior report or estimate, they will review it so our team arrives prepared.

During the visit, you’ll meet with Eric or David. They’re experienced builders, not commissioned sales staff. They’ll evaluate the issue and surrounding conditions and explain what they see in plain language.

Afterward, you’ll receive a written proposal with recommended solutions and costs. If there’s more than one option, we’ll walk you through it so you can decide without pressure.

We’re owner-led, and your estimator stays involved through completion so the work is carried out as discussed. Our crews keep a clean job site.

LOCAL EXPERIENCE YOU CAN SEE

Since 2009, we have evaluated and repaired thousands of homes throughout Whatcom, Skagit, Island, San Juan, and Snohomish counties. From older foundations on South Hill to hillside properties in Sudden Valley and historic homes in the Lettered Streets, we understand how Western Washington rainfall and changing soil conditions affect structures over time.

We have worked on homes built on rocky bluffs in the islands, on expansive soils in the Skagit Valley, and on mixed fill common in parts of Bellingham. Each site presents different conditions, and each requires a careful, site-specific approach.

Many of our projects are in neighborhoods you likely know. We are often referred by homeowners, real estate professionals, inspectors, and local contractors who have seen our work firsthand.

FAQs

What does seismic retrofitting actually do?

1

It strengthens the connection between your house and its foundation so the structure can resist earthquake forces. The core steps are bolting the home to its foundation, bracing the cripple walls, and tying the framing together with engineered connectors, so the house moves as one unit instead of coming apart during ground shaking.

Does my older home need a retrofit?

2

If your home was built before modern seismic codes, is not bolted to its foundation, or sits on unbraced cripple walls or unreinforced masonry, it is a strong candidate. We assess the existing structure and tell you honestly what will make the biggest difference for the cost..

Yes. Most retrofits use prescriptive plan sets based on FEMA guidance, and we handle the permit application process. When a home needs a custom design, we work with a structural engineer so the retrofit meets the current building code.

Do you handle the engineering and permits?

Will a retrofit guarantee no earthquake damage?

4

No retrofit can promise that, and we will not claim it. What a retrofit does is significantly reduce the risk of structural collapse and major damage, which protects both the home and the safety of the people inside it.
