Bellingham Parking Deck Coatings
A parking deck takes more abuse than almost any surface on a property. Vehicular traffic, heavy loads, de-icing chemicals, and standing water all work on the concrete at once. Foundation Restoration installs traffic and parking deck coatings that protect parking structures across Bellingham and Whatcom County, from multi-level parking garages to rooftop decks and pedestrian decks.
No vague bids. No shortcuts. Just durable protection installed the right way, on a schedule you can plan around.

What Are Parking Deck Coatings?
Parking deck coatings are traffic-bearing membrane systems applied over concrete surfaces to waterproof them and protect them from wear. Instead of leaving concrete slabs exposed to vehicle traffic and the weather, a coating system seals the concrete substrate, bridges hairline cracks, and adds a resilient protective coating that stands up to daily use.
Bare concrete looks solid, but it is porous. Water, road salt, and de-icing chemicals soak into concrete substrates, reach the rebar, and lead to structural damage over time. A traffic coating is the affordable way to stop moisture penetration before it turns into extensive damage, while adding slip resistance for the people walking and driving on it.
A parking deck coating protects against:
Vehicular traffic and heavy loads across high-traffic areas
Moisture penetration, severe moisture exposure, and standing water
Road salt and de-icing chemicals in winter
UV rays and continuous sunlight that break down an unprotected surface
When a Parking Deck Needs a Coating
Not every deck needs a full system right away.
We look at the concrete condition first, then recommend what actually fits the structure and the budget. Not every deck needs a full system right away. We look at the concrete condition first, then recommend what actually fits the structure and the budget.
A parking deck coating is commonly recommended when:
Hairline cracks, spalling, or worn spots are showing across the concrete slabs
An older coating has thinned or failed under vehicle traffic
Water is reaching the level below, a sign the deck has lost its protective membrane
A new parking structure needs protection before it ever carries a load
A facility wants to extend the service life of the deck and avoid bigger repairs
We evaluate the deck, explain what we see in plain language, and give you a written proposal. If a targeted repair is all it needs, we will tell you that too.

How We Repair and Lift Concrete Slabs
Different decks call for different systems. We install the traffic coating systems that fit the structure, the traffic, and how quickly the deck has to reopen.
Polyurethane Traffic Coatings
Our most common vehicular parking system: an elastomeric base coat membrane under a heavy-duty topcoat.
Polyurethane coatings flex with the concrete, bridge cracks, and take sustained vehicle traffic and high impact without breaking down.
Polyurea Coatings
Fast-curing, high-impact coatings for areas that see heavy loads and abrasion. Polyurea builds a tough, seamless membrane with a quick turnaround.
PMMA Systems
Methyl methacrylate systems cure fast, even at low temperatures, so a section can be back in service in hours instead of days.
A strong choice when repair-related closures need to stay short on a busy structure.
Epoxy Systems
Epoxy coatings suit mechanical rooms, stairwells, and lower-speed areas where chemical resistance and a hard surface matter more than flex.
Every system we install starts with proper surface preparation and finishes with slip resistance and UV resistance built in.
Where We Coat & Our Process Starts With the Concrete
We coat the full range of traffic-bearing concrete across a property:
Parking garages and multi-level parking structures
Rooftop decks and the top level exposed to continuous sunlight
Pedestrian decks and walkways
Carports and covered parking areas
Mechanical rooms and service areas
Whether it is a single rooftop deck or a full commercial project across several levels, we match the coating to the way each parking space actually gets used.
A coating is only as good as the prep beneath it, so surface preparation is where we start. Shot blasting opens the concrete surface to the right profile for proper adhesion, which is one of the most critical steps in a deck that has to last. Skip it, and even a premium coating lets go under vehicle traffic.
From there we install the base coat membrane, then the heavy-duty topcoat, watching cure times so each section comes back online cleanly. Where a deck cannot sit idle, we use fast-curing systems to keep closures short. Done right, the result is long-term protection and a service life measured in years, not seasons.
Built for Whatcom County Weather
Decks here face a hard mix of external factors: heavy snow and road salt in winter, severe moisture exposure much of the year, and UV exposure through the summer. We specify systems that hold up to harsh weather, low temperatures, and the de-icing chemicals that eat unprotected concrete, so the deck keeps performing through every season.
Decorative options are available when the look of the top level matters as much as the long-term performance.
WHAT TO EXPECT
When you contact us, you’ll likely speak with Janeah or Kelsey. They’ll ask a few questions, gather basic information, and schedule a site visit. If you have a prior report or estimate, they will review it so our team arrives prepared.
During the visit, you’ll meet with Eric or David. They’re experienced builders, not commissioned sales staff. They’ll evaluate the issue and surrounding conditions and explain what they see in plain language.
Afterward, you’ll receive a written proposal with recommended solutions and costs. If there’s more than one option, we’ll walk you through it so you can decide without pressure.
We’re owner-led, and your estimator stays involved through completion so the work is carried out as discussed. Our crews keep a clean job site.

LOCAL EXPERIENCE YOU CAN SEE
Since 2009, we have evaluated and repaired thousands of homes throughout Whatcom, Skagit, Island, San Juan, and Snohomish counties. From older foundations on South Hill to hillside properties in Sudden Valley and historic homes in the Lettered Streets, we understand how Western Washington rainfall and changing soil conditions affect structures over time.
We have worked on homes built on rocky bluffs in the islands, on expansive soils in the Skagit Valley, and on mixed fill common in parts of Bellingham. Each site presents different conditions, and each requires a careful, site-specific approach.
Many of our projects are in neighborhoods you likely know. We are often referred by homeowners, real estate professionals, inspectors, and local contractors who have seen our work firsthand.
My wife and I thought they were excellent from start to finish. Knowledgeable, competent, accommodating, quick to respond, and always able to answer questions. And just genuinely nice people. Honestly, Foundation Restoration is one of the best companies I’ve worked with…highly recommend going with them.”

FAQs
What is a parking deck coating?
It is a traffic-bearing membrane system applied over a concrete deck to waterproof it and protect it from wear. The coating seals the concrete substrate, bridges hairline cracks, adds slip resistance, and shields the deck from road salt, de-icing chemicals, and UV rays, all of which shorten the life of bare concrete.
1
How long does a parking deck coating last?
2
With the right system and proper surface preparation, a traffic coating protects a deck for many years. Service life depends on the traffic the deck carries, the exposure it faces, and how well the concrete was prepped before the coating went down. A reputable installation on a clean, sound surface lasts far longer than one rushed onto unprepared concrete.
Can you coat a deck that already has cracks?
3
Yes, once it is properly prepped. We check the concrete condition, address hairline cracks and any structural damage, then shot blast the surface for proper adhesion before the base coat membrane goes on. Getting the prep right is what separates a coating that fails in a season from one that lasts.
How long does the deck have to stay closed?
4
It depends on the system. Polyurethane systems follow standard cure times, while fast-curing PMMA and polyurea systems can bring a section back in hours. On a busy structure we plan the work to keep repair-related closures as short as possible.
