Our approach
Most foundation and moisture issues in Western Washington are tied to soil movement, drainage, and poorly consolidated soils. Some require structural reinforcement. Others are solved by improving water management around the home. We can help guide you to a solution that aligns with your future plans for the property.
We take the time to look at the whole picture. How the home was built. How water moves around it. How seasonal moisture changes affect the ground beneath it. Then we talk through what you are seeing and what it actually means.
We give you clear information about what we find and why it matters. Our goal is not to sell you the biggest repair. Our goal is to help you make a sound decision.
David’s meticulous approach to the estimate was nothing short of a lifeline. His detailed examination and report provided the critical insights we needed to navigate our negotiation process. He brought a level of expertise and clarity that made all the difference. Working with him felt like having an expert ally on our side.”

Our solutions
Drainage & waterproofing
Excess moisture can damage framing, concrete, and air quality. We install drainage and waterproofing systems that move water away from the home and protect the structure below it.
Foundation movement & settlement
When soil or drainage problems cause a home to shift, foundation walls can crack, floors can become uneven, and doors and windows may no longer close properly. We stabilize and reinforce foundations to help prevent further movement.
Uneven floors & structural support
Sagging or sloped floors often start below the house. We repair and reinforce posts, beams, and footings so the home feels solid again.
Settled driveways & exterior concrete
Sunken or tilted concrete can create trip hazards and direct water toward the foundation. We lift and level concrete to improve drainage and restore a safer surface.
Every home is different. We tailor each solution to the specific condition of the property and the goals of the homeowner.
What to expect
When you contact us, you’ll likely speak with Kelsey. She’ll ask a few questions, gather basic information, and schedule a site visit. If you have a prior report or estimate, she’ll review it so our team arrives prepared.
During the visit, you’ll meet with Eric or David. They’re experienced builders, not commissioned sales staff. They’ll evaluate the issue and surrounding conditions and explain what they see in plain language.
Afterward, you’ll receive a written proposal with recommended solutions and costs. If there’s more than one option, we’ll walk you through it so you can decide without pressure.
We’re owner-led, and your estimator stays involved through completion so the work is carried out as discussed. Our crews keep a clean job site.
The communication was great right down the line, from setting up the job with Kelsey, to the estimate from David, to the crew at the house, Michael and Ty. They weren’t pushy, didn’t upsell, and laid everything out in stages with pricing to make it easy and understandable. I was really comfortable with these guys. They had integrity and did the work to my satisfaction.”

Local experience you can see
Since 2009, we have evaluated and repaired thousands of homes throughout Whatcom, Skagit, Island, San Juan, and Snohomish counties. From older foundations on South Hill to hillside properties in Sudden Valley and historic homes in the Lettered Streets, we understand how Western Washington rainfall and changing soil conditions affect structures over time.
We have worked on homes built on rocky bluffs in the islands, on expansive soils in the Skagit Valley, and on mixed fill common in parts of Bellingham. Each site presents different conditions, and each requires a careful, site-specific approach.
Many of our projects are in neighborhoods you likely know. We are often referred by homeowners, real estate professionals, inspectors, and local contractors who have seen our work firsthand.

My wife and I thought they were excellent from start to finish. Knowledgeable, competent, accommodating, quick to respond, and always able to answer questions. And just genuinely nice people. Honestly, Foundation Restoration is one of the best companies I’ve worked with…highly recommend going with them.”

Thousands of satisfied customers
Here’s what some of them have said:
Understanding Cost
Foundation and waterproofing repairs vary depending on the size of the home, soil conditions, accessibility, and the type of solution required. Some issues are relatively minor and localized. Others require more extensive structural correction.
Our proposals are detailed and clearly written so you understand exactly what is included. We take the time to explain the scope of work and answer your questions before any decision is made.
We do not believe in high-pressure pricing or one-day-only discounts. Our goal is to provide fair, consistent pricing that reflects the materials, labor, and long-term performance of the system being installed.
When appropriate, repairs can be phased over time. We work within your budget and help you understand which issues are most urgent.

“Awesome work from estimate to invoicing. Understood what we needed and didn’t try to sell us an overpriced and overkill solution.”
Justin LM, homeowner, Bellingham

“Another company came out and wanted $17,000 plus to do the job. Eric from FR came out and gave us a straightforward assessment and described in detail what should be done. Their three-man crew did a two-day job in one day. The price was far less than half of what the other company wanted.”
